A 5-storey capital building of 1917, with a basement, is located at the site. The building consists of an outbuilding, facing Stremyannaya street, and a courtyard outbuilding, abutting the façade outbuilding in the zone of main staircase. The concept suggests reconstruction of the existent façade building and construction of a new building in the courtyard, replacing the building, which is being demolished. In the aim of protection of the existent historical environment, the main façade of the apartment-hotel is preserved without changes. The courtyard outbuilding, which has no historical value, is designed in modern style. In order to improve the view from the apartment-hotel windows it is suggested that the opposite wall of the Nevsky Palace technical premises should be decorated with structural glazing elements. In the main building entry zone with reception, lobby, administrative premises and safe-room are suggested; residential premises are located from the 2-nd to the 5-th floor. In the courtyard building residential premises are located from the 2-nd to the 7-th floors; inner mechanized parking is suggested in the ground floor.
